Work your way around your house, noting any potential problems.<\/p>\n\n\n\n<h2>Here\u2019s what to look for:<\/h2>\n\n\n\n<ul><li>Cracked caulk or rust spots on flashing.<\/li><li>Shingles that are buckling, curling, or falling off\u2026<\/li><li>Missing or broken shingles.<\/li><li>Cracked and worn rubber boots around vent pipes.<\/li><li>Missing or damaged chimney cap. (OK, that\u2019s technically not part of your roof, but since you\u2019re looking anyway.)<\/li><li>Amassed moss and lichen, which could signal the roof is decaying underneath. Black algae stains are just cosmetic.<\/li><\/ul>\n\n\n\n<p>If you find piles of colored grit from asphalt roof tiles in the gutters, that\u2019s a bad sign \u2014 those sand-like granules cover the surface of roof shingles and shield them from the sun\u2019s damaging ultraviolet rays.<\/p>\n\n\n\n<p>Inspect the age of your roofing and see if it\u2019s nearing the end of its life cycle (which averages 15-20 years)\u2026<\/p>\n","protected":false},"excerpt":{"rendered":"<p>You can get up close and personal with your roof using a ladder.
