That kind of an age is definitely a threshold for considering your options on replacing it with a new one\u2026<\/p>\n\n\n\n<p>Inspecting your roof at least once a year ensures that the shingles, flashing, and other features are in good shape.<\/p>\n\n\n\n<p>A roof inspection is one of those preventative maintenance jobs that\u2019s easy to overlook. Don\u2019t. You can do a thorough inspection from the ground using a pair of binoculars.<\/p>\n\n\n\n<p>Or, you can get up close and personal with your roof using a ladder. However, there\u2019s no need to get up on your roof just yet. The less you walk around up there, the better for your roofing \u2014 and the safer for you. Work your way around your house, noting any potential problems.<\/p>\n\n\n\n<h4>Here\u2019s what to look for:<\/h4>\n\n\n\n<ul><li>Cracked caulk or rust spots on flashing.<\/li><li>Shingles that are buckling, curling, or falling off\u2026<\/li><li>Missing or broken shingles.<\/li><li>Cracked and worn rubber boots around vent pipes.<\/li><li>Missing or damaged chimney cap. (OK, that\u2019s technically not part of your roof, but since you\u2019re looking anyway.)<\/li><li>Amassed moss and lichen, which could signal the roof is decaying underneath.
